Small Garages, Tight Schedules
Dublin has added a lot of housing over the past couple of decades, much of it on the east side of the city along I-580. Many of those homes are townhomes and single-family houses on smaller lots, and the garages reflect that. Tandem layouts, where one car parks behind the other, are common, and so are snug two-car garages that double as storage, laundry, and bike rooms.
Those garages make great candidates for a coating. They’re also hard to empty, and most owners don’t want to go without them for long. A one-day install shortens that disruption considerably.
Working With Tandem and Compact Layouts
Tandem garages are long and narrow, which changes how we stage the work. Grinding has to reach all the way to the back wall, and the base coat and flake need to go down in an order that doesn’t trap the crew at the far end. It’s routine for us, but it’s one reason we ask for photos before quoting.
Our tandem garage flake floor gives you a feel for how a long, narrow slab looks once it’s finished. A related project, the tandem garage crack repair, shows how cracks in a long slab get handled before coating.
Things that live in small garages
Water heaters, furnaces, laundry machines, and wall-mounted shelving are all common. We coat around fixed appliances and can coat under movable ones if they’re pulled out ahead of time. Wall-mounted storage can stay, as long as nothing touches the floor.
How a One-Day Install Fits Into Your Week
A typical one-day schedule looks like this.
The day before
Empty the garage completely: cars, storage bins, bikes, and anything else on the floor. Find a temporary home for trash and recycling bins too.
Install morning
The crew arrives, sets up, and grinds the slab with HEPA dust extraction. Cracks and control joints are filled.
Install afternoon
Base coat, full flake broadcast, scraping, and a clear polyaspartic topcoat. Exact timing depends on slab size, temperature, and how much repair the floor needs.
After we leave
Walking is often fine after about 12 hours, and parking after roughly 36, depending on the product. Your quote will list the cure times for your specific system.
Not every floor qualifies for one day. An old peeling coating, deep oil contamination, or high slab moisture can add time.
Townhome Logistics: Parking, Neighbors, and Access
Shared driveways and limited street parking are a real factor in many Dublin communities. Our work vehicle and equipment need to park close to the garage door, and some HOAs restrict where contractors can stage. Check with your HOA or property manager if you’re not sure.
Grinding makes noise for part of the morning, though our dust extraction keeps airborne dust down. Some owners give neighbors a heads-up the week before. Flake can also scatter during scraping. Marlene N. was candid about it: “I had quite a bit of cleaning to do in the surrounding yards with the little chips being all around.” We clean up before we leave, but in tight shared spaces a few chips may turn up later.
Newer Concrete Still Needs Grinding
It’s tempting to assume a five- or ten-year-old slab is ready to coat as-is. Usually it isn’t. Builders often apply a curing compound or sealer to fresh concrete, and that film blocks adhesion. Grinding removes it and gives the base coat something to bite into.
Newer slabs often have a few hairline cracks and saw-cut joints, too. Filling them before coating gives a cleaner look, especially in a narrow tandem garage where a joint can run right down the middle.
What Helps at the Estimate
Dublin quotes move faster when we have a few details up front. A handful of photos covering the whole floor, close-ups of any cracks or stains, and rough dimensions are usually enough to start the conversation by text. Mention anything bolted to the slab, like a water heater platform or a storage cabinet, and whether the garage has a door into the house that needs to stay usable.
It also helps to know how you use the space. A garage that’s purely for parking can go a different direction than one that doubles as a home gym or a kids’ play area. We’ll follow up with a visit to confirm measurements and check the concrete before finalizing the price.
Making a Small Garage Work Harder
A coated floor is often the first step in a bigger garage cleanup. Once the slab is done, many owners add wall panels, overhead racks, or cabinets to get storage off the floor for good. Plan those installs for after the coating cures so brackets and cabinet feet sit on the finished surface rather than getting coated around.
Lighting is another easy upgrade. A brighter garage makes a light flake floor look even cleaner and makes dropped screws and spills easier to spot. Some owners also add a simple drip tray or parking mat under the car that leaks a little, which keeps fluids off the topcoat and makes cleanup a matter of rinsing the tray.
Choosing a Flake Blend
For compact garages, flake epoxy flooring is the most popular choice. Lighter blends like Glacier or Feather Gray can make a small space feel brighter. Darker blends like Domino hide tire marks better. You can compare all sixteen of our standard blends on the flake color options page, and each finished floor carries our written warranty.
