Manteca, CA Epoxy Floor Coating for Old and New Concrete

Manteca has ranch homes with decades-old slabs and tracts built in the last few years. We start every floor by working out which one you have.

  • About a 20-minute drive east of our Tracy shop
  • Older ranch-style homes often have cracked, oil-stained garage slabs
  • Prior paint or DIY coatings must be fully removed before recoating
  • Highway 120 links Manteca with Lathrop and I-5, an easy run for our crews

Two Kinds of Manteca Garages

Drive across Manteca and you’ll pass two very different housing stocks. In the older parts of town are single-story ranch homes built decades ago, many with garages that have seen a lifetime of cars, projects, and spills. Toward the newer edges of the city are tracts built in the last twenty years or so, with larger garages and cleaner concrete.

Both make good candidates for a coating. They just need different amounts of work before the first coat goes down, and that difference shows up in time and cost. Knowing which camp your floor falls into is the first step toward an accurate quote.

A Quick Self-Check Before You Call

Walk out to the garage and look for these:

  • Old paint or a coating. Is any of it flaking, especially where the tires sit?
  • Dark stains. Oil and transmission fluid leave patches that won’t wash out.
  • Cracks. Note whether they’re hairline, wider than a credit card, or uneven from one side to the other.
  • Pitting or spalling. Rough, chipped spots near the door often come from years of water and road grit.
  • Sealers. Sprinkle some water on the slab. If it beads up, something is on the surface.

Snap photos of anything you find and send them with your quote request. It helps us plan the right prep before we ever drive out.

Stripping What Came Before

The most common problem we run into in older Manteca garages is a previous coating that has started to fail. Single-part garage paint and thin kit epoxies are the usual suspects. They lift under hot tires, peel in strips, and leave a patchwork floor.

There’s no shortcut here. All of that material has to come off, because a new system bonded to a failing one will fail along with it. Planetary diamond grinders with HEPA dust extraction take the floor back to clean, open concrete. Our concrete grinding page covers how that works in more detail.

Ryan A. described the approach in his review: “Mario & his crew take their time doing this process methodically and right.” Stripping is the stage where that patience matters most.

Cracks, Oil, and Old Repairs

Older slabs carry their history in their cracks. We clean them out, pack them with a structural filler, and grind each patch level with the surrounding slab. Control joints get the same treatment if you want a seamless look. Our cracked garage restoration is an example of what we can do with a slab in rough shape.

Oil is trickier. Grinding removes the stained surface, but decades of drips can soak deeper. Those spots get degreased and, when needed, primed before the base coat. Skipping that step can leave small areas where the coating never fully grabs.

Previous patch jobs need a look too. Some patching products are soft or crumbly and have to be cut out and redone before they can support a coating.

What a Two-Day Restoration Looks Like

Older floors often need a second day, and it helps to know why before you book.

Day one: removal and repair

The crew sets up, grinds off old coatings, and works the slab until it’s clean and uniform. Cracks get routed and filled, spalled areas are patched, and oil spots are treated. On a garage with a lot of history, removal and repair can take most of the day by themselves.

Day two: building the floor

With the slab clean and the repairs cured, we roll the base coat, broadcast flake, scrape off the loose chips, and apply the clear topcoat. Splitting the work this way gives repair materials time to set before anything goes over them.

Some older garages do fit into one day, especially if the old coating comes off easily and cracking is light. Others need more than two. Gilbert U. described his experience in a review: “The crew had it done in two days for a great price.” We’ll give you an honest estimate once we’ve seen the floor.

Choosing a Finish for a Garage With Some Age on It

For most older garages, we steer people toward a full-broadcast flake garage floor coating. Flake is forgiving. Its pattern disguises the gentle waves an older slab can have even after grinding, and it hides dust and tire marks between cleanings. Mid-tone blends like Coyote, Creekbed, or Outback are especially good at masking everyday dirt. The full lineup is on our flake color options page.

Metallic epoxy can work in an older garage, but it’s less forgiving of an uneven slab and shows scratches more readily. If you love the look, we’ll talk honestly about the extra prep it may need.

Driveways and Walks Along the 120 Corridor

Highway 120 runs through Manteca and connects it to Lathrop and I-5 to the west, and plenty of homes near that corridor have driveways that have browned and stained over the years. A coated driveway can clean them up, but outdoor concrete faces sun, sprinklers, and vehicle weight all at once.

Outside, we use UV-stable topcoats, since standard epoxy can amber in direct sun, and we add texture for traction. Our driveway coatings page walks through that system. Jim B. wrote, “If someone wants to update the concrete in their driveway, garage, or walkways, I highly and heartily recommend Exclusive Resins.” That list covers most of what Manteca homeowners ask us about.

Driveways do come with one caveat. Outdoor slabs expand and contract with the seasons, and a crack that’s still moving can reappear through any coating. We’ll flag those during the estimate so there are no surprises. Like all of our work, a finished driveway or garage carries a written warranty.

Manteca questions

Local answers.

My garage has peeling paint from a previous owner. Can you coat over it?
Not over it. Garage paint and many store-bought epoxy kits fail by peeling, and anything we put on top would go right along with it. We grind the old coating off down to sound concrete first, which takes longer and is reflected in the quote.
Can deep oil stains be fully removed?
Grinding takes off the stained surface layer, and degreasing handles much of the rest. Oil that has soaked deep into an old slab can keep wicking up, so in some cases we spot-treat or prime those areas. We’ll tell you what we see during the estimate.
My slab has a lot of cracks. Is it still worth coating?
Usually, yes. Most garage cracks come from shrinkage or minor settling and can be filled and coated. Cracks with one side higher than the other, or that keep widening, point to a structural problem a coating won’t fix, and we’ll say so.
How long does an older-garage restoration take?
Plan on two days for many older garages, sometimes more with heavy crack repair or a stubborn coating to remove. A clean, newer slab can often be finished in one. Your quote will spell out the expected schedule.
