Start at the Larch Road Showroom
Most people shopping for a garage floor have only seen coatings on a screen. That’s a tough way to choose a color you’ll walk on for years. Because our shop is right here in Tracy, at 392 W Larch Rd, Suite 11, you can stop by and look at real flake blends and metallic samples under real light.
The showroom shares a building with Exclusive Resin Supply, our sister company, and with The Resin Lab, where installers come to train. The materials on those shelves are the same ones that go down on your floor. We install with the same field-tested products we stock, so there’s no mystery about what you’re paying for.
A visit is also the easiest way to settle questions that are hard to answer over the phone. How does a flake epoxy floor feel underfoot compared with a metallic one? What does a grit additive do to cleanup? Bring a photo of your garage and we can talk it through on the spot.
The City Where We Started
Exclusive Resins has been in business since 2021, and Tracy is where it began. Owner Mario Castaneda grew up in a trades family, and his grandfather introduced him to epoxy when he was young. After building a career in business growth and sales, he came back to the work he knew first.
Being a hometown company shapes how we operate. Our neighbors are our customers, and word gets around in a city this size. We’d rather tell you a slab isn’t a good candidate than sell you something that peels in two years. One customer, Jonathan C., put it this way: “Won’t sell you on what you don’t need, but makes sure he leaves your floors ready for ALL your needs!”
What Tracy Weather Does to a Garage Floor
Tracy sits on the valley side of the Altamont Pass, and the wind that pours through is part of life here. It carries fine dust, and it finds its way into any garage with the door up. For a floor coating, that matters in two ways.
During the install
Dust that settles on a wet coat gets locked in for good. Our crews time each layer, clean immediately before it goes down, and keep the door closed whenever the work allows. On especially gusty days we may shift the schedule.
After the install
Everyday grit is where the finish choice pays off. A full-broadcast flake floor hides dust and tire tracks far better than a solid color or a glossy metallic. If your door is open often, flake is the practical pick. Metallic floors are stunning, but they show dust and fine scratches more readily, and we’ll tell you that up front.
Summer heat is the other factor. Afternoons in the 90s are routine here, and triple digits aren’t unusual. A hot slab shortens the time a coating stays workable, so we often start early and get the critical coats down before the garage warms up.
Sizing Up a Typical Tracy Garage
A lot of Tracy’s housing went up in the last few decades, and many of those homes have two- or three-car attached garages. Those are big, open slabs, usually with saw-cut control joints and a few hairline cracks from shrinkage.
Newer doesn’t mean ready to coat. Builders often leave curing compound on the concrete, and a few years of living adds drywall mud, paint overspray, and hot-tire marks. Every job starts with planetary diamond grinding and HEPA dust extraction to strip that film and open the surface. After that, cracks and saw cuts get filled, which lets the coating run across the slab without visible seams. Our three-car gray flake garage shows the kind of work we do on larger slabs.
Three-car garages raise a practical question: does everything have to come out at once? For a one-day system, yes. We need the whole floor clear, so plan a spot for cars, bikes, and shelving for a day or two.
How Install Day Usually Goes
Here’s the sequence for a standard garage floor coating with flake:
- Grind the slab and vacuum it clean.
- Repair cracks, spalls, and joints.
- Roll on the base coat.
- Broadcast flake to full coverage.
- Scrape and vacuum off loose chips once the base has set.
- Apply the clear topcoat.
Many garages are finished in a single day with a polyaspartic system. Others take two, especially when there’s extensive crack repair or an old coating to strip. A verified Google reviewer described “a quick 2-day project roughly 4hrs each day,” which is a fair picture of a straightforward job.
Flake travels a little. Loose chips get scraped up before the topcoat, and a few always find their way onto the driveway. We clean up, but expect to sweep a stray chip or two.
Where the Materials Come From
With the supply house on site, we aren’t waiting on a distributor when a job needs another kit or a different blend. The shelves carry Simiron and JP Resin products, house-blended flake, metallic pigments, moisture vapor barrier primers, and UV-stable polyaspartic topcoats.
Moisture deserves a mention. Concrete can push vapor up from below, and a coating rolled over a damp slab can blister or lift. We check for it, and where it’s a concern we lay down a moisture vapor barrier primer before the base coat.
Contractors and serious DIYers can rent grinders and buy diamond tooling from the supply side. Browse our flake color options online, then compare the physical chips when you come by. Whatever you choose, the floor is backed by a written warranty, and if our workmanship is the reason something goes wrong, we return and repair it.
